The Process

From bid day through final retention, BLU-D operates on a defined six-phase process. Every project gets the same disciplined sequence — so general contractors know what we are doing, when we are doing it, and what they can expect at every step.

  1. 01

    Pre-Award

    • Estimator reviews drawings from bidding platform or general contractor.
    • Bid tailored to drawings and specifications using PlanSwift, Excel, and AI-assisted scope review.
    • Quality-control check is made on the proposal and drawings, resulting in a fair price for the full scope.
  2. 02

    Award & Pre-Construction

    • Operations reviews award for insurance requirements, submittals, schedule, pay requests, and related items.
    • Submittals, truss packages, COI, signed contract, and safety documentation sent to the GC from the estimating, operations, and finance teams.
    • Operations calls the GC weeks out to confirm schedule and set up a pre-construction meeting.
  3. 03

    Pre-Construction Site Visit

    • Operations verifies a site visit within two weeks of the framing start date with the GC and the BLU-D production team.
    • The BLU-D superintendent visits on-site with the GC superintendent to verify and coordinate:
      • Mobilization and start date
      • Material lay-down area
      • Delivery of equipment and containers
      • Expectations and crew size
      • Site-specific safety concerns and requirements
      • Complex framing details
  4. 04

    Mobilization

    • Lumber and trusses ordered, manpower confirmed.
    • Equipment and containers staged as needed.
    • Out-of-town accommodation secured as needed.
  5. 05

    Field Execution

    • Small crew lays out the building and snaps chalk lines.
    • Crew builds to drawings.
    • Safety forms, equipment checks, pre-task planning, and toolbox talks documented on every project.
    • Pay requests submitted by the 20th of the month.
  6. 06

    Closeout & Retention

    • Substantial completion triggers operations to schedule demobilization.
    • Small crew stays on to complete punch-list items.
    • Warranty sent to GC.
    • Monthly calls to GC finance department as the building is completed to request retention.
